ADDITIONAL DUTIES & RESPONSIBILITES

  • Identify and secure new investment partners for Baceline’s CRE Funds (High Net Worth Individuals, RIAs, Family Offices, Institutional Investors, etc.)
  • Manage relationships with existing, key accounts/strategic partners
  • In-depth fund/Investment, portfolio and product knowledge
  • Represent Baceline at industry conferences/events, sit on panels, etc.
  • Salesforce ownership/management
  • Contribute to quarterly reporting
  • Contribute to PR/Marketing campaigns and initiatives (email marketing, tear sheets, pitch books, etc.)

QUALIFICATIONS

  • Bachelor’s Degree with an area of concentration in Finance, Business, Management or Communication preferred
  • Minimum 10 years of experience in financial services/investment sales
  • Possess an extensive network of relationships with institutional partners, high net worth individuals, wealth managers/financial advisors and other prospective capital partners
  • Proven track record in raising capital
  • Experience in sales process development and sales team leadership/management
  • Outstanding consultative sales and communication skills
  • Ability to uncover and qualify new leads
  • Ability to quickly build trust, relationships and break down barriers of entry
  • Extremely resourceful, highly organized and excellent priority management skills
  • Ability to work under pressure while maintaining excellent quality standards
  • Must have the ability to travel as needed

Associate Property Manager

DUTIES & RESPONSIBILITIES

We’re is looking for an Associate Property Manager to join our Property Management team. Duties and responsibilities include (but are not limited to):

Asset Preservation & Enhancement

  • Coordinate with Regional Property Manager on maintenance and operations of each property within the portfolio
  • Collaboration with Regional Property Manager on strategy for individual properties within the portfolio
  • Conduct bi-weekly activity/update calls with Property Management, Accounting, Leasing and Construction Teams

Property Expertise

  • Thorough understanding of the property specific operations related to HVAC / Gas / Water / Roof /Electrical
  • Thorough understanding of all tenant leases and lease abstracts/summaries
  • General understanding of specific lease clauses, CAM estimates and reconciliations, forecasts, capital expenditures and variances
  • Lease interpretation and enforcement

Tenant Retention & Relations

  • Perform regularly scheduled visits with tenants to develop strong relationships and discuss:
  • Complaints, questions, or comments regarding the operation of the property and / or administration of leases
  • Portfolio Manager is expected to understand the respective responsibilities of the landlord and tenant and act accordingly
  • Maintain day-to-day relationships with tenants that facilitate on-going positive feedback
  • Ability to assess tenants/businesses for profitability and/or renewal or expansion opportunities

Lease Interpretation & Enforcement

  • Ability to build tenant loyalty through effective communication, quick response and follow through, as well as excellent customer service
  • Act as primary contact with tenants and act as liaison between tenants and The Baceline Group
  • Delivery of annual tenant surveys and assisting Regional Property Manager in implementing necessary changes
  • Communication with tenants, vendors, and internal teams on various projects or events impacting the property

Community Engagement

  • Attend community events to promote our centers and develop useful relationships and knowledge of developments within the community
  • Active Chamber of Commerce member where applicable
  • Participate in planning and coordinating of all scheduled events at the property, as directed by The Baceline Group

Contract Negotiations & Vendor Relations

  • Request and evaluate bids, pricing, and services; create comparisons and make recommendations on vendor selection
  • Manage, write, and approve contracts with service providers; keep on-going contracts up to date
  • Develop relationships with service providers

Property Financial Administration

  • Review, code and approve invoices for payment in accordance with the budget
  • Assist with A/R issues and collection of accounts receivable as requested
  • Monitor and manage operating expenses for property portfolio

WHAT WE EXPECT

We’re looking for a highly organized and detail-oriented individual with:

  • Previous property management experience (preferred but not required)
  • Strong time management skills
  • The ability to juggle multiple projects simultaneously
